1. Water running down the wall under the indoor unit
What you'll see: A damp patch, peeling paint or visible water on the wall beneath the indoor unit, usually worst on humid days when the unit runs longest.
Why it happens: A blocked condensate drain. Biological slime, dust bound into it, or insects nesting in the outdoor end of the pipe stop the tray draining, so it overflows at the back of the unit.
How we fix it: We clear and flush the drain line, clean the drip tray and treat it to slow regrowth, and check the fall on the pipe run. Where the line was installed flat or with a rise, we re-route it, because flushing a badly fallen drain only buys time.
